The 30% rule

Most lenders in East Africa require that mortgage repayments do not exceed 30–35% of your net monthly income. If your estimated monthly repayment is KSh 65,000, you should earn at least KSh 186,000–217,000 net per month to qualify.

Rates, arrangement fees and early-repayment terms vary widely between banks — small differences compound over a 20-year term.

Ask for the total cost of credit

Kenyan lenders must disclose it. Compare that figure, not just the headline rate.

Consider a SACCO loan

SACCO borrowing is often cheaper than a bank mortgage for members, especially for deposits and plots.

Check diaspora options

Several Kenyan banks run dedicated diaspora mortgage desks with USD-denominated products.

Negotiate — rates are not fixed

A strong deposit, salary account or employer scheme can earn a lower rate than the advertised one.

Always confirm current rates and terms directly with lenders before committing.
